An AC tune-up built for a system that runs ten months a year

South Florida AC systems do in one year what northern systems do in two or three. A proper tune-up catches the failing capacitor and the clogged drain before they strand you in July.

What's included

  • Condensate drain line cleared and treated
  • Float/safety switch tested
  • Capacitors and contactor tested
  • Refrigerant pressures and temperature split
  • Outdoor coil rinsed; indoor coil inspected
  • Blower, belts, motors and electrical connections
  • Filter replaced or sized for you
  • Written report with anything worth watching

Why maintenance matters more here

Across most of the US, an AC runs a few months a year. Here it runs most of the year, in humidity that grows algae in drain lines and in salt air that corrodes coils near the coast. That's why the most common South Florida breakdowns are also the most preventable: a clogged drain line that shuts the system off or floods a closet, and a weak capacitor that fails on the first 95-degree afternoon.

A tune-up won't make an old system new. What it does is find the cheap parts that are about to fail while they're still cheap, and keep efficiency where it should be.

What we check

Electrical

  • Capacitor readings against their rating (the number-one summer failure)
  • Contactor contacts, wiring and terminal tightness
  • Compressor and fan motor amp draw

Refrigerant and airflow

  • Operating pressures and superheat/subcooling
  • Temperature split between return and supply air
  • Blower wheel, filter and return airflow

Water

  • Condensate drain line cleared and treated
  • Primary and secondary drain pans checked for rust and cracks
  • Float switch tested so a clog shuts the system off before it floods

Outdoor unit

  • Coil rinsed (salt and debris), fins inspected
  • Pad level and hurricane tie-downs

How often

For most South Florida homes: once a year, before summer (March to May). Twice a year makes sense for coastal homes within a mile or two of the water, homes with pets or allergy sufferers, and systems over 10 years old. Between visits, change or clean the filter every 1–3 months. See how often to service your AC in South Florida.

Your part: three habits

  1. Filter. Check it monthly in summer. If it's gray, change it.
  2. Drain line. If your line has an access cap near the air handler, a cup of white vinegar every couple of months keeps algae down.
  3. Outdoor unit. Keep two feet clear around it: no hedges, no stored furniture, no grass clippings blown into the coil.

AC Maintenance & Tune-Ups: questions

How much does an AC tune-up cost?

It's a flat price quoted when you book, with no upsell on the visit. If we find something worth fixing, you get a written price and decide later.

How long does a tune-up take?

Usually about an hour for a single system, longer for multiple systems or hard-to-reach air handlers.

Does maintenance affect my warranty?

Many manufacturers require proof of regular maintenance to honor the parts warranty. Keep the written report we leave you.

Can you clean my drain line if it's already clogged?

Yes. That's one of the most common calls we get, and often the fix for an AC that shut itself off or is leaking in the closet.

AC out, or thinking about a new system?
