What makes AC work in Kendall different
Kendall is a very large, mostly unincorporated suburban area with an unusually clear dividing line: housing built before Hurricane Andrew in 1992, and housing built after. Post-Andrew construction follows a far stricter code, which shows up in tie-downs, service clearances and how equipment has to be secured. Inland location means no salt corrosion, but long runtimes and heavy afternoon storm activity through the summer.
Kendall neighborhoods and what they need
Housing stock, association rules and equipment access change from block to block. This is what we plan for before we quote.
- Kendall Lakes ZIP 33183
1970s-80s single-family. Original ductwork and pre-Andrew construction — replacement often includes bringing the pad and tie-downs to current code.
- The Hammocks ZIP 33196
1980s-90s planned community with an active association. Approval and screening requirements on outdoor units.
- Pinecrest border / High Pines ZIP 33156
Larger 1960s-70s homes, mature tree canopy, frequently multi-zone.
- Snapper Creek / Continental Park ZIP 33173
1970s ranch homes on generous lots. Long line sets and aging original ductwork.
- Country Walk ZIP 33186
Rebuilt heavily after Hurricane Andrew — post-1993 construction with stronger code compliance.
- Three Lakes / Richmond Heights edge ZIP 33176
1960s-70s stock, smaller square footage, electrical capacity is the common constraint.
The four issues we plan for in Kendall
- Pre-1992 systems on pads and tie-downs that no longer meet current code, which a proper replacement has to correct
- Original 1970s-80s ductwork in unconditioned attics leaking cooled air before it reaches the room
- Oversized replacement systems installed by matching the old unit's tonnage, which short-cycle and leave the house cold and humid at the same time
- Summer storm surges taking out capacitors and contactors across the area on the same afternoon
Who permits AC work in Kendall
Miami-Dade County Building Department (unincorporated), or the applicable municipal department for incorporated pockets. Kendall is in Miami-Dade County, part of Florida's High-Velocity Hurricane Zone, so outdoor units and their tie-downs must carry product approval for the zone.
Florida requires AC repair, replacement and refrigerant work to be done by a state-licensed air-conditioning contractor. Ask any company quoting your job for its CAC license number and whether the permit is included in the price. Ours is included, and we'll give you the license number in writing.
