What makes AC work in Boca Raton different
Boca Raton splits cleanly into two AC markets. East of Federal Highway you have oceanfront and Intracoastal high-rise condos with real salt exposure and building management controlling access. West of I-95 you have very large gated country club communities — Boca West, Broken Sound, Woodfield — plus the age-restricted condo communities, where the association decides what equipment is acceptable and when work can happen. Boca has more association-governed AC work than almost anywhere else we serve.
Boca Raton neighborhoods and what they need
Housing stock, association rules and equipment access change from block to block. This is what we plan for before we quote.
- Boca West ZIP 33434
One of the largest country club communities in the country. Association approval, equipment specification and scheduled access on essentially every job.
- Broken Sound ZIP 33487
Gated country club. Large homes with multi-zone systems, architectural rules on condenser screening.
- Woodfield Country Club ZIP 33496
Executive homes, 3,500+ sq ft, typically two systems or full zoning.
- Royal Palm Yacht & Country Club ZIP 33432
Waterfront estates. Salt exposure plus high-end variable-speed equipment.
- Century Village Boca ZIP 33428
Large age-restricted condo community, 1970s-80s buildings. Association rules and original electrical are the two constraints.
- Boca Raton Beachfront / Mizner ZIP 33432
Oceanfront high-rise. Building-managed access, contractor insurance requirements, elevator scheduling.
The four issues we plan for in Boca Raton
- Association approval requirements across Boca West, Broken Sound, Woodfield and the Century Village communities, which add real time if not planned into the quote
- Oceanfront and Intracoastal salt corrosion on outdoor coils east of Federal Highway
- Large western homes running one undersized system, producing bedrooms that never reach setpoint
- 1970s-80s Century Village electrical service that will not carry modern equipment without an upgrade
Who permits AC work in Boca Raton
City of Boca Raton Development Services, with Palm Beach County product approval. Palm Beach County isn't in the High-Velocity Hurricane Zone, but new outdoor units still have to be anchored to the Florida Building Code wind requirements.
Florida requires AC repair, replacement and refrigerant work to be done by a state-licensed air-conditioning contractor. Ask any company quoting your job for its CAC license number and whether the permit is included in the price. Ours is included, and we'll give you the license number in writing.
