What makes AC work in Delray Beach different
Delray Beach has a compact historic downtown with real design review, an oceanfront strip with genuine salt exposure, and — just west — Kings Point, one of the largest age-restricted condo communities in the state. That combination means the same city produces historic-district ductless retrofits, coastal-grade beachfront replacements and association-governed condo work, often in the same week.
Delray Beach neighborhoods and what they need
Housing stock, association rules and equipment access change from block to block. This is what we plan for before we quote.
- Kings Point ZIP 33484
Very large age-restricted condo community. Association approval, scheduled access, and 1970s-80s electrical.
- Del-Ida Park / Historic Districts ZIP 33444
1920s-40s homes under design review. Ductless retrofits common to protect original finishes.
- Marina District / Beach Area ZIP 33483
Oceanfront and Intracoastal. Heaviest salt exposure in the city.
- Lake Ida ZIP 33444
1950s-60s homes on larger lots, many renovated. Original ductwork is the usual weak point.
- Tropic Isle ZIP 33483
Waterfront single-family with canal frontage and salt exposure on outdoor equipment.
- West Delray / Villages ZIP 33446
Active-adult single-family, 1990s-2000s, now at first-replacement age.
The four issues we plan for in Delray Beach
- Kings Point and similar associations requiring approved contractors, contractor paperwork on file and scheduled work windows
- Historic district design review on exterior equipment visible from the street in Del-Ida and the downtown districts
- Oceanfront and canal-front salt corrosion in the Marina District and Tropic Isle
- 1970s-80s condo electrical service that will not support modern equipment without an upgrade
Who permits AC work in Delray Beach
City of Delray Beach Development Services, with Palm Beach County product approval. Palm Beach County isn't in the High-Velocity Hurricane Zone, but new outdoor units still have to be anchored to the Florida Building Code wind requirements.
Florida requires AC repair, replacement and refrigerant work to be done by a state-licensed air-conditioning contractor. Ask any company quoting your job for its CAC license number and whether the permit is included in the price. Ours is included, and we'll give you the license number in writing.
