Indoor Air Quality

Indoor Air Quality in Humid Florida Homes: Complete Guide

Florida has the worst indoor air quality in the continental US. The combo of high humidity, hurricane-tight homes, and year-round AC use creates the perfect environment for mold, dust mites, VOCs, and allergens.

If you have allergies, asthma, persistent cough, or you wake up congested every morning β€” your indoor air is likely the cause. Here's how to fix it, ranked by ROI.

1. Get Your Indoor Humidity Below 50% (Critical)

Target: 30–50% indoor humidity. Most South Florida homes run 55–70%. Above 50%, dust mites breed, mold grows, and your home feels sticky even when "cool."

How to measure: a $12 hygrometer from Home Depot. Place it in your main living area.

How to fix:

  • Whole-home dehumidifier ($1,500–$3,000 installed) β€” the gold standard. Aprilaire, Honeywell, Santa Fe. Set it to 45% and forget it.
  • Variable-speed AC β€” runs longer at lower capacity, removing more humidity than single-stage
  • Right-sized AC β€” oversized units don't dehumidify properly

2. Install a UV Germicidal Light ($395–$695)

The single most cost-effective IAQ upgrade in Florida. UV-C light installed in the air handler kills mold, bacteria, and viruses on the evaporator coil and in the air passing through.

Why it matters in Florida: the cold, wet evaporator coil is a perfect mold breeding ground. UV light keeps it sterile. Side benefit: the coil stays clean, so efficiency improves 15%.

Best brands: REME Halo, Lennox PureAir, Honeywell UV2400.

3. Upgrade Your Air Filter (Free–$45)

Most homes have 1" disposable filters rated MERV 6 β€” which catches dust but not allergens or mold spores. Upgrade to:

  • MERV 11–13 pleated filter β€” catches pollen, mold spores, pet dander, smoke particles. Change every 60 days.
  • 4–5" media filter cabinet ($295 installed) β€” same filtration with 6–12 month filter changes

WARNING: don't jump to MERV 16 with a standard system β€” too much resistance can damage your blower. We test static pressure first.

4. Clean (or Replace) Your Ducts ($395–$795)

Florida ducts collect a decade of dust, mold, dander, and debris. Cleaning involves negative-pressure HEPA vacuums in every duct. Best done every 3–5 years.

Pair with anti-microbial fogging (extra ~$200) to kill mold and bacteria at the source.

5. Whole-Home HEPA Filtration ($1,200–$2,500)

True HEPA (99.97% at 0.3 microns) installed in your return ductwork removes virtually all particulates from the air. Overkill for most β€” but transformative for allergy and asthma sufferers.

6. Air Purifier (PCO or Bipolar Ionization) ($795–$1,495)

Active purification β€” actually destroys particles, gases, and VOCs in the air. REME Halo (PCO) and Air Scrubber by Aerus are top choices. Particularly good for odors, smoke, and chemical sensitivities.

7. Source Control (Sometimes Free)

Before adding tech, eliminate sources:

  • Vent bathrooms to outside (not the attic) β€” bathroom moisture causes mold
  • Check kitchen exhaust hood is vented outside
  • Fix any plumbing leaks immediately β€” even slow ones
  • Run AC fan on "auto" not "on" β€” running constantly recirculates humidity
  • Keep dryer vent clear β€” gas dryers can emit CO if blocked
  • Avoid VOC-heavy cleaning products in closed homes

What I'd Do First (If I Had $1,000)

  1. $395 UV light in the air handler β€” biggest immediate impact
  2. $295 media filter cabinet upgrade β€” MERV 11+ with 6-month filters
  3. $295 anti-microbial duct fog β€” kills existing mold colonies

Total: ~$985. Cuts allergens 60–80% and stops new mold growth.

What I'd Do With $3,000+

Add a whole-home dehumidifier β€” drops indoor humidity from 65% to 45%. Solves the "sticky" feeling, cuts dust mites 90%, and stops mold growth entirely.
