1. Get Your Indoor Humidity Below 50% (Critical)
Target: 30–50% indoor humidity. Most South Florida homes run 55–70%. Above 50%, dust mites breed, mold grows, and your home feels sticky even when "cool."
How to measure: a $12 hygrometer from Home Depot. Place it in your main living area.
How to fix:
- Whole-home dehumidifier ($1,500–$3,000 installed) — the gold standard. Aprilaire, Honeywell, Santa Fe. Set it to 45% and forget it.
- Variable-speed AC — runs longer at lower capacity, removing more humidity than single-stage
- Right-sized AC — oversized units don't dehumidify properly

The single most cost-effective IAQ upgrade in Florida. UV-C light installed in the air handler kills mold, bacteria, and viruses on the evaporator coil and in the air passing through.

3. Upgrade Your Air Filter (Free–$45)

Florida ducts collect a decade of dust, mold, dander, and debris. Cleaning involves negative-pressure HEPA vacuums in every duct. Best done every 3–5 years.
Pair with anti-microbial fogging (extra ~$200) to kill mold and bacteria at the source.
5. Whole-Home HEPA Filtration ($1,200–$2,500)
True HEPA (99.97% at 0.3 microns) installed in your return ductwork removes virtually all particulates from the air. Overkill for most — but transformative for allergy and asthma sufferers.
6. Air Purifier (PCO or Bipolar Ionization) ($795–$1,495)
Active purification — actually destroys particles, gases, and VOCs in the air. REME Halo (PCO) and Air Scrubber by Aerus are top choices. Particularly good for odors, smoke, and chemical sensitivities.
7. Source Control (Sometimes Free)
Before adding tech, eliminate sources:
- Vent bathrooms to outside (not the attic) — bathroom moisture causes mold
- Check kitchen exhaust hood is vented outside
- Fix any plumbing leaks immediately — even slow ones
- Run AC fan on "auto" not "on" — running constantly recirculates humidity
- Keep dryer vent clear — gas dryers can emit CO if blocked
- Avoid VOC-heavy cleaning products in closed homes
